• Background checks: clear criminal background
• no evictions (within 5 years)
• no bankruptcies (chap 7 w/in 6 mo and chap 13 within 6 years)
• good references
• Must provide 3 years (36 months) of residential history with landlord contact info.

‘Conditional Approval’ considered on case-by-case basis with income, credit and criminal background all taken into consideration. No evictions within 5 years, No Chap 7 bankruptcy within 6 months and no chapter 13 within 6 years.
